Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

Through our experience, the far majority of our tenants pays on time, every single month. We use a safe electronic platform where tenants can pay their rent each month, ensuring you get paid quickly. We also offer traditional methods of payment.

What happens when tenants don’t pay on time?

When we create our leases, rent is due on the 1st of the month, and considered late by the 3rd of every month. We stay in constant communication with your tenant to keep a communication line open. If the tenant hasn’t paid rent by the 4th of the month, our team will prepare a legal notice that we personally serve to your tenant. If after 3 days, there has been no communication from our tenant and no payment, we reach out to you to communicate to determine if you would like us to begin the legal eviction process. We handle the entire process, including appearing in court with the attorney and showing up to the property with the county sheriff on the actual day of the eviction.

Hopefully, it will never come to that. By screening correctly, we create a very low likelihood that your home will even go through an eviction. Through our thorough screening process, we vastly minimize the probability of your home needing an eviction. We have a great track record with finding good tenants. Generally speaking, less than 1% of our homes get to ever needing an eviction .
