How much will my property rent for?
We will provide you with a price range recommendation of what we believe the home should rent for. It is your home, and you make the final decision on what the home should rent for. -
How do you conduct showings?
Our team will only schedule showings of your property with a live person. We show the home as much as needed throughout the marketing phase. -
How will you ensure my home is rent ready?
You do not have to follow the following recommendations, but Avanza recommends listing the home in the best shape possible with the end goal of attracting the very best tenant possible. Items can include but are not limited to:- Walls should be freshly painted
- Flooring should be clean and free of any marks/stains
- All fixtures should be functional
- All bedrooms MUST have 1 smoke alarm and each individual floor needs a separate smoke alarm as well as its own carbon monoxide alarm/floor
- Property should be professionally cleaned, as well as having carpets professionally cleaned

Am I required to make my property available to Section 8?
If you would like Avanza Property Management to find a tenant for your property, you do have to make your home available to Section 8, as denying a Section 8 applicant would be considered discriminatory. There are a lot of great reasons why Section 8 Housing is a great program to participate in. -
Are you licensed?
Yes, we are a licensed property management company, ensuring compliance with all relevant industry standards and regulations. -
Can I reach you after hours?
Yes, we have a 24/7 emergency line for urgent issues. General inquiries will be handled during normal business hours (M-F 9A-5P). -
Can you put the money directly into my account?
Yes, by the 15th of each month, you can expect to receive a direct deposit for owner disbursements, ensuring a smooth and timely transfer of rental income. -
Do I get to see the lease or sign it?
Absolutely. Our office is more than happy to provide you with an example lease for you to review. As the property manager, we handle the lease signing on your behalf, and we’ll provide you a copy once the lease has been fully executed by all parties. -
Do you sell real estate too?
We do not, but we can certainly recommend realtors to you that we have built great relationships with. We believe that to provide you a great service, we have to specialize solely in property management so that we can ensure the very best possible service to you, your home, and your tenants. -
How and when do I get my checks?
Owner disbursements are made monthly - you can expect to receive funds by the 15th of each month, typically via direct deposit or check, after rent is collected and any applicable expenses are accounted for. -
How is rent collection handled?
We offer multiple rent payment options, including online payments and traditional methods, to ensure a smooth collection process. Late payments are addressed according to lease terms. -
How long of a lease do you sign?
We recommend making the lease for 1 year. Other lease term options are available upon request. -
How much security deposit do you charge the tenant?
As of July 2024, CA homeowners are legally obligated to only charge up to a maximum of 1 month’s rent as a security deposit. We recommend charging $25 less than the 1 month’s rent. -
How soon can you start managing my property?
After completion of “Owner Onboarding,” one of our team members will contact you within 1 business day to begin getting the home ready to list the home for rent, including going out to the property to take marketing photos, as well as providing you with a possible list of items that we recommend taking care of before we get the home listed. -
How do you go about the process of finding good tenants?
We have a certain set of criteria that we have found to produce reliable and responsible tenants that will take care of your property. We will go over and set this criteria together during the “Owner Onboarding” call. Avanza will never move someone into your home without you approving them first. On average, our success rate is less than 1% of all of our tenants ever end up in an eviction scenario. -
What type of properties do you manage?
We manage a variety of property types, including single-family homes, multi-family units (15 units max), and condominiums. -
What type of reports do I get and how often?
Owners receive monthly financial statements detailing rent collection, expenses, and maintenance updates. Additional reports may be available upon request. -
Who holds the tenant security deposit?
Avanza Property Management stores funds in a non-interest bearing trust account. While the home is managed by Avanza Property Management, we hold onto the security deposit until the tenant moves out, of which we conduct a full move out inspection. Upon completion of that inspection, we’ll send you a list of all items that we found, and we’ll coordinate how you want those charges to be broken down. -
How long will it take to get my home rented?
On average, a properly priced home should take 30 days to rent. -
When repairs are requested, who is responsible for paying - myself or the tenant?
Generally speaking, most issues would fall under the category of “wear and tear,” which a homeowner would be responsible for covering the costs of those repairs. However, there are cases where a tenant will be held liable and financially responsible for covering repairs if it is found that the issue was caused due to tenant misuse.
